Opportunities for investors with cash are abundant. With home sales showing a noticeable slump in July, some say that buyers are timid because of the declining economy. Certainly that is effecting it, but underlying factors include unemployment, heightened requirements for borrowers, and the fact that if a homeowner is underwater and cannot sell his home, he is probably not able to afford another.
People are even staying married rather than divorcing while real estate is at such a low. Ha! Is that the silver lining?
No, the silver lining is that if you have money to invest, you can buy real estate cheap! An innovative way to make money with real estate through buying notes. When you own a real estate note, you take the place of the lender. Through collecting mortgage payments, rents, taking possession of and selling the property, or by selling the note, there are many ways investors are making money buying notes.
The housing recovery is going to take time. We are five years in so far.
“As a result, though the investor, the borrower and the economy in general benefit if a home is kept out of foreclosure, even if that means its owner makes lower payments than were required by the original mortgage …” says Michael Hilzick of the LA Times.
By purchasing notes directly from the lender prior to a foreclosure sale, it is giving investors the rare opportunity to help heal real estate markets nationwide.
